5:15-6:00 Speed Networking** Here is your chance to meet everyone in the room! Limited to first 50!

What is speed networking? 

Speed networking (or speed business meeting) is a meeting format designed to accelerate business contacts. Primarily, the practice involves multiple people that gather in a single space in order to exchange information.
Participants will have 45 seconds to speak to every single person doing speed networking! That means you’ll get the chance to network with 49 other like-minded individuals in under 1 hour! The first 50 attendees who arrive will take a seat in one of the 50 chairs lined up. When the timer begins you’ll each have 45 seconds to introduce yourself to person across from you and to give them your best elevator pitch. When the time ends everyone will rotate down a seat and the timer will restart. 
Networking can sometimes be awkward. This is a fun way to take the awkwardness out of the equation and to meet 49 other connections! Think of this as speed dating, but instead of meeting potential suitors your meeting potential business partners! This is a fast paced networking strategy so bring any information you’d like to hand out and make sure to have plenty of business cards handy! Since this is such a short time to network with each person exchanging business cards is a way to continue the conversation! Arrive early so you can join in on the fun!

He played college football for the University of Florida, and was signed by the Tampa Bay Buccaneers as an undrafted free agent in 2003. Graham became a favorite among Buccaneers fans, coaches, and fellow players for his hard work and team-first attitude.

Topic: How to find Private Money

Currently there are $5 trillion in investments in IRAs. According to recent projections, that number is expected to exceed $8 trillion by 2017. However, only about 5% of the current $5 trillion are self-directed funds. HUGE OPPORTUNITY to find private lenders using retirement money to loan to real estate investors.

As a Southwest Florida native, Kelsey Dineen is as rare as the Florida panther and twice as deadly when it comes to closing real estate transactions. Lee County Fl Commercial Foreclosures Gulf Coast Town Center Facing Foreclosure

Its been a while since anything to do with foreclosures has been newsworthy. Coast Town Center recently had a Lis Pendens filed against it.The numbers involved are huge. The attorney and (if it goes into receivership) receiver fees would be huge. This will be an interesting case to watch. With the numbers involved. All parties have plenty to lose and many times these things work themselves out. I (Jeff Tumbarello) have been part of a team that did some note sales on Commercial Foreclosures in SWFL. These types of actions are very complex.

At the SWFL REIA we prepare two monthly reports. One that discusses the Lis Pendens and Certificate of Title trends. Another that discusses the foreclosure backlog.

Wink News ran a story in which our Corporate Sponsor was quoted:

“I would say it’s probably one of the biggest commercial foreclosures we’ve had in Southwest Florida,” said attorney Kevin Jursinski.

Jursinski says businesses in the shopping center will likely not be affected.

“During the interim nothing happens wherein a foreclosure for example on a house they may want to get rid of the tenant, get rid of the owner and eliminate everybody but in this case the lender’s goal is to try to preserve and protect the collateral and the ongoing business,” said Jursinski.

He says a court appointed receiver would likely be placed in charge and leases would not be affected.

Here is some background on this case.  GULF COAST TOWN CENTER CMBS LLC obtained a $190,800,000 Mortgage from Key Bank National Association. It was recorded on 6/22/2007. The market has experienced downward change since this debt was issued.

The Foreclosure Complaint was filed 9/9/2015.

August 2015 Lee County Florida Foreclosure Backlog Report:

August 2015 Lee County Foreclosure Backlog

—As of August 31, 2015: There were 1,496 active cases at the Lee County Clerks office

—As of July 31, 2015: There were 1,487 active cases at the Lee County Clerks office

—As of August 31, 2014: There were 3,783 active cases at the Lee County Clerks office

About this data:

—Foreclosure cases get a disposition with a judgment or dismissal.  (That’s what the disposition report shows.)

—The Certificate of Title is post judgment activity and is not reported as an additional disposition.

—The cases gets “reopened” only when they go back before the judge (like a Motion to Set Aside Sale or Set Aside Judgment).

Notes:

—A month over month increase? The Lee Clerk report shows this as a decrease, either them (Lee Clerk) or us (SWFL REIA) have an error. Its not enough to really matter, in either direction.

—A year over year decrease.

—How many short sales that have traded but have also not had the Lis Pendens withdrawn? The real number is lower

—A mid-month check of the lis Pendens filings and Certificate of Titles show the trend is still the same.

—This is the lowest case load since November 2006.
