We download from public records and trend with Microsoft Excel. We have been doing this since 2007. This report has value because it is a leading indicator of bank-owned homes coming to market.

  • May 2019: 74 Certificates of Title were conveyed.
  • June 2018: 52 Certificates of Title were conveyed.

June 2019 Foreclosure Trends Report Notes:

  • Essentially June is more of the same in relation to the foreclosure trend.
  • None of the foreclosure filings appear to be a result of the Bertram Versus US bank decision due to the date of the last payment.
  • The lack of Certificate of Title Growth in relation to the Lis Pendens filings shows that the market has improved to the point if you go into default. You can trade out.
  • IF the market is correcting, the distressed market will not be the primary driver.

A Deeper Look Into the Effectiveness of Security Systems for Real Estate Properties

Vacant properties are a test of the effectiveness of security systems. Real estate properties in Florida are a valuable investment and, as such, need protection. No property, whether occupied or vacant, is immune to threats from burglary or vandalism. Security systems may also alert property owners to other threats that require attention, such as certain natural disasters.

How Effective Are They?

Security systems are effective in protecting real estate, even to the point of serving as a deterrent against break-ins. Depending on the property owner’s goals in using the system, they are quite effective. Effectiveness is usually determined by how quickly property owners and managers get notification of an issue that requires attention. Although most people think of security systems as providing protection in the event of a break-in, modern systems can also help detect the presence of fire or water. One thing that can also help increase the effectiveness of a system is remote monitoring both by a security company and the property owner or manager. The ability to monitor things that are going on matters to owners or managers who are away from the property much of the time. When they can stay on top of things a lot more easily, they consider the system more effective.

What Makes Them Most Effective?

The equipment used makes a substantial difference, with updated systems featuring the latest technology offering some of the best protection. Combinations of products, such as keypads, window and door sensors, and surveillance cameras or video doorbells provide more robust monitoring, including detection of fires and flooding. There is much to be said about deterrents. Audio and visual deterrents are powerful enough that in 93 percent of cases, criminal activity was halted. Many would-be burglars or vandals think twice about breaking into or damaging property after learning of continuous monitoring being in effect.

What About Other Types of Emergencies?

With hurricanes seeming to increase in severity, people who own property in areas commonly affected like Florida are likely to have concerns about damage from water. Both severe tropical storms and hurricanes can cause heavy flooding. Knowing about this water damage as soon as possible after it happens will help increase the chances of successfully recovering from the damage.

When looking to grow your investment portfolio through residential real estate, it is vitally important that you select markets that boast a high quality of life. Investing your real estate dollar into highly sought-after cities will greatly increase your rate of return as more people flock to these desirable areas. Here are five US real estate markets with extremely high quality of life rankings.

1. Nashville, TN

One visit to Nashville and it is easy to see why this Tennessee gem has doubled in population over the last 40 years. A moderate climate, progressive vibe, amazing cultural opportunities, and friendly people have led the “Music City” to solidify itself as one of America’s fastest-growing metropolitan areas. Young and educated people continue to flock to the city because of its booming job market and high-paying career opportunities, making it a good place to pick up some residential real estate.

2. Austin, TX
