Common Maintenance Issues with Rental Properties: HVAC Malfunction 

HVAC systems can be notoriously finicky, especially if they are older and less efficient. Because the HVAC system is responsible for both heating and cooling any space, there is a lot of room for potential problems. It is your job as the owner of the property to make sure that your HVAC systems are properly maintained. One easy way to do this is to make sure that the HVAC system is inspected at least once a year, then you will catch issues early so you can take care of them when they are small. 

Plumbing Problems 

The plumbing of any property is another place where issues can happen very regularly. If you are on top of plumbing maintenance it can be easier to deal with, since you shouldn’t have to take on major issues later. There are even more problems in older properties. In many cases, problems will be more frequent if you haven’t upgraded your plumbing in a while. Make sure you are investing in the longevity of your properties by taking care of plumbing tasks quickly.

Pests can also be a major issue for rental properties, especially in older units or multifamily housing. It’s important to make sure that you are taking care of pests as soon as they are noticed, and that you check for pest issues on a regular basis. It can also help to make it a point to have your tenants let you know of any pest problems so you can catch them early and bring out the proper authorities. 

The rental properties you own and manage can be a great source of income. But they also come with a significant amount of work. As you learn about the maintenance issues that you may face, you can start planning for the future and making your job a bit easier.
