Lastly, you also need to consider all the taxes and fees that come with running a rental property. Keeping these expenses in mind can help you evaluate if you are financially ready to handle managing a rental property.

Tenant Troubles

One of the most common issues you face will be with the tenants you have. Unfortunately, not all occupants are good tenants. You may come across renters who are not reliable for paying rent. This can make it difficult to make mortgage payments on your property, especially if your tenants are consistently not paying. Keeping your units filled is a good way to avoid trouble paying your mortgage. 

However, you want to make sure you seek out quality tenants. Additionally, you may end up with tenants that cause damage to the property or are disruptive. These tenants can cost you money as well as increase the risk of losing other tenants. You can increase your chances of having better tenants if you create a screening process that includes background and credit checks.

Just because you own a rental property doesn’t mean you can always depend on cash flow. Vacancies do happen, and there are several things you will need to do to manage them. First, your priority will be marketing these properties so you can end the vacancy. This can be expensive and might take longer than you’d expect.

Second, you will still need to pay the mortgage and take care of any maintenance while the unit is vacant. To end a vacancy, you can take several measures, including adjusting the price, including incentives, or changing your lease. There are plenty of risks involved with owning an investment property. If you know the risks beforehand, you can better prepare for them and take measures to avoid them. Take some time to research the risks involved before you invest.
