About this data:
Foreclosure cases get a disposition with a judgment or dismissal. (That’s what the disposition report shows.)
The Certificate of Title is post judgment activity and is not reported as an additional disposition.
The cases gets “reopened” only when they go back before the judge (like a Motion to Set Aside Sale or Set Aside Judgment).
Notes:
I think this caseload is the “new normal”. That is until we over lever and correct. Normally using the term “new normal” is the sign of a tipping point. Its hard to see where a sudden rush of foreclosures would come from based upon the cash percentage of the last 5 years.
A slight month over month decrease.
A year over year decrease.
How many short sales that have traded but have also not had the Lis Pendens withdrawn? The real number is lower
A mid-month check of the lis Pendens filings and Certificate of Titles show the trend is still the same.
This is the lowest case load since November 2006!
