Unless you’ve been renting your home to tenants or as an Airbnb, That point at closing when selling a home is the only time when you make money. The rest of the time it’s just costing you money in terms of upkeep, utilities, taxes, and more. When the time comes to sell, it’s important to do so quickly. So what are the things that make the biggest difference when selling a home?
The price you set for the home you’re selling needs to be correct. If you set it too low, you won’t get the value you should from the sale. Set it too high, and the house will get stuck on the market and you’ll have a hard time finding a buyer. According to Opendoor, figuring out how to price your home can be tricky. But if you look at the values of other nearby properties that are similar to yours, you can get an idea of what a reasonable value might be.
For someone looking at homes to find yours appealing, one of the things that they need is to be able to imagine themselves living in the home and liking what they picture. You can make it easier for them to do that by staging the home nicely. According to Lepic-Kroeger Realtors, more than 80% of buyers can visualize a home as theirs if it’s staged. That can mean your home selling more quickly, which can keep you from needing to lower the price to get it to move.
Even if the home is tricked out with the latest and greatest kitchen equipment, stunning bathrooms, and gorgeous hardwood floors, if it’s dirty or smelly, all of those things may fade into the background and buyers will move on. Make sure the home smells pleasant and is clean and tidy. It should appeal to as many of a buyer’s senses as possible. That will help you attract buyers and get a good price for your home.
Selling a home takes work, especially if you want to see a profit off of the sale. It’s important to make sure you get the pricing correct, take the time to stage it well and make sure it’s presentable and appealing to buyers. That will help you sell your home quickly and for a good price so you can continue with your other real estate investment endeavors.
