Real estate is one of the most lucrative investments that you can make and owning and managing a collection of rental properties is a great way to generate relatively passive income for you and your family. But diving in headfirst can lead to mistakes that can end up costing you hundreds of thousands or even millions of dollars if you’re not careful. Here are three things you need to know before growing your real estate business ensure your success.
Growing Your Real Estate Business: Understand Mortgage Limits
If you don’t understand the concept of mortgage limits, then you are not ready to expand your real estate business. There is a limit to how much a bank can or will lend you to buy a home, this is known as the mortgage limit. This number changes depending on where you live, where you want to buy, your income level, and the institution you are taking out a mortgage loan from, but it will be a determining factor in how expensive of a property you can afford. You can also borrow money from non-bank entities who are usually willing to lend more money, but often at higher interest rates. Understand mortgage limits and how to get around them to best expand your real estate business.
Don’t Neglect Your Tenants
The worst thing you can do as a landlord is neglect your tenants. As an absentee landlord, your tenants are within their rights to withhold rent payment until you fix their repairs and maintenance issues, which can end up costing you thousands of dollars. If you are a particularly busy person, or real estate is more of a side hustle for you, then a property management company may be a good solution for you. A property management company handles maintenance when you don’t have the time. This will allow you to address the needs of your tenants without costing you extra time.
Growing Your Real Estate Business: Know Leverage
Leverage is the amount of debt you take out relative to the worth of the property and your down payment. The higher your leverage is (the more money borrowed you have used on a property versus your equity in the property, the more likely you are to default on your loans. Make sure that you know your leverage and keep it manageable, so that you can borrow money to grow your wealth, rather than suffer financial hardship because of it.
