As the weather turns warmer, it becomes easier to perform property maintenance on your house. Often, this maintenance is to address issues that come up during the winter, but it’s also a good idea to use springtime as an opportunity to make sure everything in your home is working as it should.
Property Maintenance You Might Need as Spring Begins: Patching Roof Leaks
Winter is a time when a lot of storms can roll through. These storms can damage your roof and lead to potential leaks. During Spring, take some time to inspect your roof and address any problems. It’s best if you have a professional handle all roof maintenance in order to avoid any injuries. Even before you have an inspection done, however, you can look for signs of leaks yourself. If there are water stains on your ceiling or if the ceilings or walls feel damp, you may have a leak. Other signs include unexplained dripping sounds, paint bubbling, a musty smell, or bucking/curling shingles. If you’ve noticed these signs, you may need to patch up your roof.
HVAC Repairs
Your HVAC is an important system in your home. It runs throughout to regulate the air in your home. HVAC systems require periodic maintenance regardless of the age of the unit. If you perform regular maintenance, then you can make sure your system is running well at all times. For example, dust and other debris can collect in air ducts over time. If this dust and debris isn’t cleared out, it can force your system to work much harder (which can drive up your monthly energy bills) and make the system take longer to regulate the air in your home. Inspect your system, clean it out, and make all necessary repairs.

If your windows are not properly sealed, or if the sealing has been damaged, then your home could be victim to energy leaks. This means that as it gets warmer, the cold air in your home will leak out and hot summer air will seep in. You need to make sure your windows are properly insulated. Without proper insulation, energy leaks will persist making your home uncomfortable and forcing your HVAC system to work harder. You can better insulate your windows by re-caulking them to seal them or even by getting newer, energy efficient windows.
After a long winter, dirt and clutter can build up. The springtime is one of the best times to clean your house and do maintenance in order to get ready for the warmer months. Make sure you check these items off your home maintenance list this Spring.
