One of the most frustrating parts of being a real estate investor is the inconsistency of your cash flow. Sometimes your properties may be doing well, and other times you could be falling short on funds. If you want a more consistent cash flow from your real estate investments, implement the following
How to Keep Your Cash Flows Consistent: Buy Properties in Good Repair
To make the most of your real estate investments, it’s important to provide quality service to your tenants. This starts from the very beginning of your investment process. Buying properties in good repair can make finding and keeping tenants easier, and allows you to charge more for the property. However, the most important thing to look for in an investment property is a solid structure. If there are repairs that are needed, you can rebuild around the home’s frame. If the frame itself is in bad shape, however, it’s more difficult and costly to repair.
Keep Your Units Filled
Once you have an investment property established, it’s important to get the units filled with tenants as soon as possible. The sooner you can begin to collect payment from these individuals, the sooner your investments will start to pay off. Keeping your properties full will ensure you can continue paying your mortgage. There are many ways you can keep your units filled. First, you can list the units on a real estate website. This is a great, inexpensive option that has a lot of potential for growth. You can also have a deal with current tenants. If they recommend a tenant, and that tenant ends up signing a lease, both parties will receive $100 off of their rent for that month. This provides a lot of incentive.
How to Keep Your Cash Flows Consistent: Keep the Tenants You Have
In general, it’s much easier to keep the tenants you have than to continue finding new ones. Long-term tenants help build up your reputation as an investor, and are less of a financial burden on you. To keep your tenants, it’s important that you fulfill your duties as a landlord quickly and helpfully. If one of your tenants calls you about an issue within their unit, be sure to respond quickly and complete the repair quickly as well. Being a helpful landlord helps your tenants want to continue living in your properties.
As a real estate investor, the best way to have a high ROI is to prioritize relationships with your tenants. You’ll be far more likely to have a consistent cash flow when you prioritize keeping your properties clean and up to date, and keeping tenants in them. Follow these tips to have a more consistent cash flow from your investments.
