Selling your home can be a painful and frustrating process. Sometimes, you may not even be sure that you’ll be able to sell your home in a timely manner, especially not for the price you deserve. Luckily, there are a few features you should know about that usually sweeten the deal and can all but guarantee a home sale.
Features That Can All But Guarantee a Home Sale: Granite or Quartz Countertops
You might be surprised just how important aesthetics and appearance are when it comes to selling a property. Without even realizing it, customers often are attracted to eye candy. Even if the property has other problems, the general appeal of a home will carry it a long way through the selling process.
Functionality is important–but make sure to worry about both the practical and the cosmetic. High-quality countertops of granite or quartz are one of the most popular examples of this. Such countertops that are polished, cleaned, and match the surrounding interior offer a tempting ambiance.
Fireplaces
Other features are uncommon enough–as well as attractive to potential buyers–that they tend to help homes sell consistently. For example, homes with fireplaces almost always sell for the listed price. There are a couple of reasons for this. Except for a few states in more tropical or arid climates, most homes in the
Most people in the United States will have a practical need for a fireplace at some point. But more importantly, a fireplace is an iconic piece of the American lifestyle. It helps create a safe, homey sensation that most people love. While they are difficult and costly to install if you don’t already have one built in, they certainly won’t hurt the home’s future sale.
Features That Can All But Guarantee a Home Sale: A Well-Kept Yard
The yard is the first thing people see when they pass a home. It is essential to get the yard right because of the power of first impressions–even if the rest of the home isn’t as good as they would expect, the first impression colors the rest of the open house tour in a positive way. The inverse is also true. If the yard is unkempt, patchy, or off-putting, most buyers won’t be interested (although there can be exceptions). Don’t bank on investors being around–especially not in a housing market that is as unpredictable as our modern industry.
The key to a smooth home sale is to prepare. Know how much effort and money it will cost you to repair, update, clean, and renovate your home. Decide now what methods of sale you’re going to use.
