Once you have found a buyer that you want to sell your home to, you would think that the process would proceed very smoothly from that point. However, around 26% of realtors reported delays in home sales during a three-month period in recent years. Delays in selling a property can be very frustrating, so learning how to avoid them can help you sell your home efficiently and easily. 

How to Avoid Delays When Selling a Property: Get Your Paperwork in Order

There is lots of paperwork involved when selling a property that must be reviewed by both parties. Buyers may take a while to read through paperwork and completely sign off on agreements, so it is best to get those things to them as quickly as possible. 

Before even picking a potential buyer, you should try to have these things in order so that you can provide them with it immediately after choosing them as your buyer. 

Avoid Traditional Buyers

Using the traditional route to sell a property can require more time and effort. Traditional buyers tend to not be very decisive because they are constantly looking at multiple properties. 

Additionally, they don’t often have sufficient financing to pay for a home outright, so there can be delays when waiting for them to be approved for a loan. Instead of waiting around for the needs of traditional buyers, you can find nontraditional buyers who are more decisive and have enough money to pay for your property in full. 

How to Avoid Delays When Selling a Property:Avoid Construction Delays

Many times when you are selling your home, you might feel pressured to complete renovations or repairs. These renovations and repairs can be both expensive and time-consuming, meaning that potential buyers will be more reluctant to buy your home quickly because they may not be able to move in right away. If possible, avoid construction altogether or try to complete work on the property before or while you are advertising it. If you cannot avoid construction delays, remember to constantly communicate with your buyer so they don’t lose interest or patience. Also, talk frequently with your construction team to remind them of important deadlines. 

Preparing a property to be sold by cleaning, staging, and advertising can be very tiring and time-consuming. After that process, you probably don’t want to spend any more time than is necessary to sell your property because of delays. By finding ways to cut out delays while selling your property, you can move on to other tasks and responsibilities quickly.
