That helps keep your property occupied, reducing your vacancies and preserving your income.
Make Energy-Efficient Improvements
No modern property is complete without features that improve its energy efficiency. That may come in the form of energy-efficient appliances or the addition of solar panels. Solar panels can reduce or eliminate your energy bills and increase your property value.
They’re an especially good idea in Florida, a.k.a. the Sunshine State. Energy-efficient appliances can also help you save money on your power bill (or your tenants’ power bills, as the case may be) and increase property values. How to Modernize an Investment Property: Update the Landscaping
If your property has any landscaping, make sure it’s in good condition. It’s easy to overlook your property’s exterior in favor of focusing on the interior, but landscaping is one of the first things prospective tenants will notice and may sway their opinion. Make sure any grass is fertilized, watered, and mowed so it’s green and healthy. Keep bushes, shrubs, and trees neatly trimmed. Care for any flower gardens or planters so they are free of weeds and can show off the beautiful flowers for more aesthetic appeal. If you need to add plants to your landscaping, focus on native plants that will easily thrive.
You can also modernize an investment property by updating lighting fixtures and the bathrooms. Keep in mind that you don’t have to do a total overhaul of the property and it doesn’t all have to happen at once. Make a list of projects you want done and then organize your list by priority based on the house’s current condition. From there, make a plan for modernizing your property so you can realize its investment potential.
