If you are building on rural property, there are many things you need to keep in mind. There are challenges as well as restrictions that may apply. It would be beneficial to do some research before you get started.

Special Considerations to Make When Building a Rural Property: Zoning Regulations

Wherever you live, there are certain zoning regulations in place. You will see everything from residential zones to commercial zones to agricultural zones. These different zones will impact what can happen on the property. This can include the number of structures in a zone and the type of activity done in that zone. If you are building in a rural area, you will be most impacted by agricultural and rural zoning. In agricultural zones, there are limitations on the density of residences being built in order to preserve the economic integrity of the land. Rural zoning laws will also have an impact on what types of animals are allowed. Make sure you make yourself aware of local zoning laws before you get started.

Setting Up Utilities

The important thing to remember about building in a rural area is you will be far away from most amenities, and this includes utilities. In some cases, it is easier to get access to public water and sewage as well as electricity and internet. The big problem is simply the cost. It can be extremely expensive to build a pipeline out to your property. However, there are also options to supply utilities on your property. First of all, you can have a well dug if you can’t easily access public water. You can also install a septic tank rather than using municipal sewage. Of course, you’ll typically need a septic tank if you can’t access public water. It’s important to get an annual septic system inspection. You want to make sure everything is working properly. Additionally, you need to be sure to have your septic tank placed somewhere out of the way so it can’t contaminate your water.

Special Considerations to Make When Building a Rural Property: Land Access

While there are many considerations when building on rural land, one important one to keep in mind is access to the land. This is important in two ways. First of all, as you build you need to have access. This includes having availability for large trucks and construction equipment to access the land you’re building on. Once you’ve finished building, you also need to make sure you can easily access your land. In some cases, there are roads owned by the government that could be closed at any time.

Building on any type of property comes along with rules and regulations but building on rural land has specific challenges. Make sure you are prepared for these challenges before you begin construction.
