Getting exactly what you want, at the price you want, is not currently an option—so learning the art of compromise will greatly benefit you as you look to make tough decisions regarding a real estate investment. Figure out what things are non negotiable, what you are willing to work around, and what are simply wants not needs.
Have a Good Agent in Your Corner
Especially right now, you can’t do this on your own. Because of the inflated prices, having an agent who can negotiate well with owners will make a big difference in what you end up paying for a property. When looking for agents, you want above all else to make sure your agent has experience selling homes in the area you’re buying, and one that seems to put your interests above their own. With an agent like that, you’ll have a lot better chance when a house comes on the market.
How to Navigate Today’s Crazy Housing Market: Do Your Research
Before just jumping straight into listings, however, make sure to look at the historical data of what’s been selling and at what price on market performance reports such as Zillow. Also look specifically at market summaries for the neighborhoods and types of neighborhoods you are most interested in. Figure out what strategy works best with that area as well, whether it is better for slower markets or better for markets quickly rising in price. Last, when actually looking at current listings, compare one you like to other properties with comparable traits to calculate how much more or less you’d pay than average.
Though it is in the end up to you whether you wait out the craziness or dive into the madness of the current housing market, don’t do it alone, with high expectations, or no research. Making a real estate investment at any time is a big decision. Right now, making such a decision could make or break your finances.
